If you watch TV commercials, you would think this happens all the time. There is a company that advertises this type of property fraud. For the price of a monthly subscription, they will notify you if someone changes the title on your home.
I have not heard about this happening in Green Valley, but if it did, it could cause you lots of headaches, time and money getting the situation resolved, even requiring an attorney.

The good news is that Pima county is offering a similar service, Fraud Guard, for free. Fraud Guard will notify you if anyone has made changes to your home’s title, helping to keep you from becoming a victim of this type of property fraud.

Although this type of fraud is rare, the sooner you find out that someone is trying to make changes to the ownership of your property the better off you will be. It is better to be safe than sorry! (Especially when the service is free!)

We are halfway through 2023 and the Green Valley Real Estate Market is still as hot as our pavement. There are not as many buyers this summer but there’s still a lack of inventory.

• Green Valley - 72 single family, 52 townhomes, 12 condos
• Quail Creek - 16
Under contract
• Green Valley - 52 single family, 42 townhomes,14 condos
• Quail Creek – 16
Inventory is still low
• In Green Valley/Quail Creek only 9 single family homes and 20 townhomes are under $300,000.
• Only 10 have 3-car garages.
• If you want a pool, there are only 5 houses to choose from.
In the past 6 months, over 330 homes were sold in Green Valley and Quail Creek.
Tips for buying or selling in Green Valley
• Use a local Realtor, a member of the Green Valley Board of Realtors, with all the knowledge you need. Always ask if they live in Green Valley!
• Make an offer ASAP. Once you find the perfect home, make a good offer. Because if you don’t, someone else will.

You’ve probably heard that solar power saves you money and helps the environment. But does it pay off for your wallet?
It depends.
If you’re planning on living in your home for many more years, solar power might be a great option. But if you plan to sell your home sooner, maybe not.
Pros and cons of selling a solar-powered home
Some buyers are turned off by solar power. And, though the systems can cost $20,000+, they don’t add much to the home’s assessed value. Are the panels removed when the lease is up? What about roof damage?
Questions to ask yourself
To help you decide whether to “go solar” or not, ask yourself:
• Are you planning to sell your home in the near future?
• If you buy the system, how long will it take to pay it off and see savings? This could take 10+ years.
• If you lease the system, what if you sell your home?
• How does the power company meter the system? Are rates guaranteed?
• What condition is your roof in? If your roof is in poor shape it will cost around $200/panel to remove and reinstall; a 20-panel roof could cost $4,000+.
Whatever you decide, you’ll be glad you took the time to consider all sides of the issue.

Some sellers want an Open House all the time and others think it’s a waste of time. Real estate agents will tell you every home is different, and some are better candidates than others.
Lots of “lookie-loos”
Lazy agents know all the reasons not to do Open Houses.
It’s true that most who attend your Open House will be unqualified buyers, nosey neighbors and curious Lookie-Loos who have no intention of buying. In rare cases, there could even be some security and theft issues. And for some high-end properties, an Open House might not be the best marketing strategy.
I believe, in most cases, an Open House can be a great marketing tool, and a great way to open your home up to many buyers in a no-pressure situation.
Great reasons for having Open Houses
• Extra Exposure - get more than one buyer in your home at the same time.
• Lack of Pressure - buyers can look around as much as they want, without feeling pressured by having an agent showing them around.
• More knowledgeable agent - The listing agent knows all about how special your home is; the more the buyer sees your home the more knowledgeable they will be about all its special features.
• It’s Free - and you even get free advertising via the internet.

It seems like everyday, all we hear is bad news: higher Interest rates, inflation and now banking issues. So, the questions I get are: “What’s happening in the real estate market? And what’s going to happen in the future?”
Here’s what I know.
Inventory is still low
We’re starting to see more homes for sale, but inventory is still very low.
Green Valley: 95 single family, 50 townhomes, 14 condos for sale, and 69 single family, 61 townhomes, and 14 condos under contract
Quail Creek: 30 homes for sale; 32 under contract
In the past 6 months, 420 homes sold in Green Valley and another 49 sold in Quail Creek. This was over 160 fewer homes sold than in the same period last year.
Only 16 single family homes under $300,000 are available for sale. Just 7 have pools, and 5 have 3-car garages. Nice homes that are priced right still sell very fast. It’s still a great time to sell and to buy,
What will happen in the future is anybody’s guess.
Remember, the home you see today and plan to think about tonight is the same home that someone else saw yesterday and will buy today.

These are great questions. Here’s what I know.
Still a record low inventory of homes for sale
Green Valley homes for sale: 55 single family, 25 townhomes, 9 condos; 97 single family, 58 townhomes, 15 condos under contract
Quail Creek: 8 homes for sale; 28 under contract
In the past 6 months 546 homes sold in Green Valley and another 89 homes sold in Quail Creek.
It’s a great time to sell!
If you are looking for a single family home or townhome under $200,000, there are only 3 to choose from. Under $300,000 just 26 homes are available.
As you can see, our inventory of homes is still at record lows, so it’s a great time to sell. And if you’re looking to buy, look quickly and submit your best offer.
So the answer to the question is the Green Valley Real Estate market is still hot. What’s going to happen in the future? That is anybody’s guess.

February has arrived, along with the snowbirds, which usually means lots of new buyers from colder climates. Instead, we have lots of questions about our current real estate market:
• Where are the buyers? Buyers are not flocking to our “Open Houses” like in the past. It seems that buyers are waiting, hoping for a better deal. My advice for buyers: If you find the right house, buy it now or somebody else will. Our inventory of homes is still low.
• Why don’t sellers use local Green Valley Realtors? This question puzzles me, too. I think sellers don’t understand the difference. Green Valley is a special place. You need a local agent who knows the area and can give you and your home personal service. Tip: Don’t search online for a “Green Valley Realtor.” The 1st names that pop up are typically not Green Valley agents. Get an agent that lives in Green Valley.
• Why do buyers use online/out-of-state lenders? More deals cancel because of these lenders. There is little accountability with online lenders; they work on volume, not personal service. Find a lender with an office in Green Valley or the Tucson Area.

Looking back over the past year, you might be surprised to see how strong our real estate market stayed here in Green Valley. More than 1,130 homes sold in Green Valley and Quail Creek in 2022.
One of the major factors that kept our housing market so strong is that Green Valley is still one of the best places to retire in the USA. It’s a very affordable and very safe place to live.
Current Green Valley Housing Numbers
Approximately 86 single family homes, 55 townhomes and 14 condos are currently for sale in Green Valley. Quail Creek has another 20 homes for sale. Combining both areas, 70 homes are under contract. Our inventory of homes has been slowly going up over the past few months.
We are also seeing some lower pricing, but those special homes with scenic views, a 3-car garage or special features inside are still commanding above-market pricing.
Prices may adjust, but not crash.
Some people who want to buy are waiting for the prices to crash, but I don’t see that happening. Prices may experience some downward adjustment but nothing crazy.
